Who performs each check

Most items on a real checklist must be completed by a qualified technician — generally a licensed fire protection contractor or a certified individual (for fire alarm work, often NICET-certified). A handful of routine visual checks are explicitly allowed for trained building staff: the monthly extinguisher look-over and the monthly emergency-lighting test, for instance. Throughout the lists below, assume a qualified technician unless noted otherwise. Building-staff visual checks supplement — but never replace — the professional ITM that produces a code-compliant report.

Fire sprinkler & water-based systems (NFPA 25)

Water-based systems — wet and dry sprinklers, standpipes, fire pumps, and water storage — are governed by NFPA 25. The checklist spans several intervals:

  • Control valves — verified open, accessible, properly signed, and sealed, locked, or supervised; checked weekly or monthly depending on supervision.
  • Gauges — read and recorded; water and air pressure within normal range; no damage or fogging.
  • Fire department connection (FDC) — visible, accessible, caps in place, couplings free, check valve not leaking, identification signage present.
  • Sprinkler heads — no corrosion, paint, physical damage, leakage, or loading; correct orientation; adequate clearance below; spare heads and the proper wrench on site.
  • Alarm devices — water-flow and tamper switches tested; the main drain test performed and static/residual pressures recorded.

  • Annual and five-year items — full annual inspection of all components; the internal pipe inspection for obstruction every five years.

Fire alarm & detection systems (NFPA 72)

NFPA 72 governs fire alarm and signaling. The annual inspection is device-by-device — every initiating device and every notification appliance is exercised and recorded:

  • Control panel (FACP) — normal/trouble/alarm indications; event history; correct programming and zone labeling.
  • Batteries & secondary power — terminals clean and tight; load-voltage test; battery age within service life.
  • Initiating devices — smoke detectors (sensitivity within listed range), heat detectors, manual pull stations, duct detectors, and waterflow/supervisory switches each tested.
  • Notification appliances — horns, strobes, and speakers verified for audibility and visibility (synchronized strobes where required).
  • Monitoring & communication — signal transmission to the supervising station confirmed for alarm, supervisory, and trouble conditions.
  • Documentation — a complete record-of-completion and the device-by-device test record, which the AHJ may request.

Portable fire extinguishers (NFPA 10)

Extinguishers carry two cadences. The monthly visual inspection can be done by trained staff:

  • Correct type and rating present for the hazard, in its designated location, and unobstructed.
  • Pressure gauge in the operable (green) range.
  • Tamper seal and pin intact; no corrosion, dents, or nozzle blockage.
  • Inspection tag initialed and dated; instruction label legible and facing outward.

The annual maintenance is a technician’s job — a thorough internal-condition check, a new service tag, and a written record (also required by OSHA). Beyond that: the six-year internal examination and the twelve-year hydrostatic test stamped on the cylinder.

Kitchen & commercial cooking suppression (NFPA 17A + NFPA 96)

Restaurant and commercial-kitchen systems are inspected semi-annually under NFPA 17A, with the hood and exhaust system governed by NFPA 96:

  • Nozzles aimed correctly, capped, and free of grease buildup.
  • Fusible links replaced (typically annually) and within date.
  • Manual pull station accessible, unobstructed, and clearly marked.

Emergency & exit lighting (NFPA 101)

  • Monthly — a 30-second functional test of emergency lights and illuminated exit signs (staff-permissible).
  • Annually — a 90-minute discharge test confirming batteries hold the full duration.
  • Exit signs illuminated, correctly placed, and visible along the path of egress.

Means of egress & passive protection

Not equipment, but always on the AHJ’s list and worth a walkthrough:

  • Exit paths, aisles, and stairwells clear and unobstructed; exit doors open freely and latch.
  • Fire doors close and latch; no props or obstructions; rated assemblies intact.
  • Fire-rated walls and penetrations (firestopping) intact.
  • Address/identification signage and occupancy load postings present where required.

Backflow prevention

Backflow preventers on the fire service sit at the intersection of NFPA 25 (forward-flow test) and the local water purveyor’s cross-connection control program (an annual, certified functional test).
